NOTICE IS HEREBY GIVEN that, subject to confirmation by this court, on July 20, 2012 at 1:30 p.m., or thereafter within the time allowed by law, the undersigned as Executor of the Will of the above-named decedent, will sell at private sale to the highest and best net bidder on the terms and conditions hereinafter mentioned all right, title, and interest of the decedent at the time of death and all right, title, and interest that the estate has acquired in addition to that of the decedent at the time of death, in the real property located in Plumas County, California, as follows:
Lots 9 and 10 of Sunnyvale Terrance Subdivision, according to the map filed November 10th 1959 in the Plumas County Recorder's office and of record in Map Book 2, page 18.
This property is commonly referred to as 1988 Chandler Road, Quincy, Plumas County, California. Assessor's Parcel Number: 117-091-008. The sale is subject to current taxes, covenants, conditions, restrictions, reservations, rights, right of way, and easements of record. Any existing encumbrances of record will be satisfied from the proceeds of the purchase price.
The property is to be sold on an "as is" basis, except for title.
Bids or offers are invited for this property and must be in writing and will be received at the office of Clerk of the Superior Court located at 520 Main Street, Quincy, California 95971, prior to the date specified above, or delivered personally to the Court at 1:30 p.m. on the date specified above before any sale is made.
The amount of the required minimum bid is $84,500.00.
The property will be sold on the following terms: cash, or part cash and part credit, the terms of such credit to be acceptable to the undersigned and to the court, ten percent (10%) of the amount of the bid to accompany the offer by certified check, and the balance to be paid on confirmation of sale by the court, or as otherwise ordered by the court. Taxes, rents, operating and maintenance expenses, and premiums on insurance acceptable to the purchaser shall be prorated as of the date of recording of conveyance. Examination of title, recording of conveyance, transfer taxes, and any title insurance policy shall be at the expense of the purchaser or purchasers.
The undersigned reserves the right to refuse to accept any bids.

Opportunity to Comment on the 2012 Abandoned Mine Closures Project
The Feather River Ranger District proposes to close mine openings at three abandoned mine sites. The sites are located in near Gibsonville, St Louis, and Soapstone Hill. The Gibsonville and St. Louis shafts will be closed with foam plugs and covered with topsoil, brought in from an approved source. The two Soapstone adits will be closed with bat-friendly gates. Draft Decision Memos detailing the proposals are available for review at the Feather River Ranger District office. Opportunity to Comment on the Boulder Creek Watershed Improvement Project
The Mt. Hough Ranger District proposes to improve watershed condition and riparian plant communities by targeting: National Forest Syestem (NFS) roads, unstable stream banks, and competing coniferous vegetation near Antelope Lake. This is not a pond and plug project-stream flow and timing will not be altered. The project is located in sections 2 and 15 of T27N, R12E; sections 19 and 30 of T27N, R13E; and sections 26, 35, and 36 of T28N, R12E, MDBM. A draft Decision Memo detailing the proposal is available for review at the Mt. Hough Ranger District office.
