Tentative Parcel Map
NOTICE OF PUBLIC HEARING
The Zoning Administrator will hold a public hearing on the following matter on Wednesday, June 9, 2010, in the Planning & Building Services Conference Room, 555 Main Street, Quincy, California.
10:00 a.m. Kenneth Henrici, Dawn Henton, and Patricia Henrici - Tentative Parcel Map/Planned Development Permit
This project is a tentative parcel map and planned development permit to divide 51.69 acres into three parcels of 19.38, 19.38 and 12.93 acres. A planned development permit accompanies this map application which requests waiver of off-site road improvements, modification of the dead end road length limit, and the use of a "T" turnaround.
The justification for these modifications is that all of the proposed parcels are fully developed with existing dwelling units, water and sewage disposal facilities. No further development is necessary for utilization of these parcels, and no further residential construction will be permitted as a condition of this entitlement. In addition, the developer, as a condition of map recordation, will be required to provide 2,500 gallons of emergency water for fire protection as set forth in Article 10 of Title 9 of the Plumas County Code. A "T" turnaround is proposed where the private roadway enters the property. This turnaround shall be constructed to standards approved by Cal-Fire.
This project is located at 1770, 1832, and 2000 Rebecca Lane, Quincy, CA; Assessor's Parcel Numbers 005-400-010, 005-130-015; Section 28, Township 25 North, Range 9 East, MDM.
There is no possibility that the project may have a significant effect on the environment because the property is currently improved with a dwelling unit on each of the proposed parcels. In addition, as a condition of project approval, the property will be restricted from further division, building of new structures, and grading activities. Therefore, this project is not subject to CEQA under Section 15061 (b)(3) of the California Environmental Quality Act Guidelines.
All interested persons are welcome to attend the above hearings and will be given an opportunity to address the Zoning Administrator. Notice is further given that said hearing is being held in accordance with Government Code Sections 65355 and 65856 and Plumas County Code Section 9-2.1152.
If you challenge the above project in court, you may be limited to raising only those issues you or someone else raised at the public hearing described in this notice, or in written correspondence delivered to the Zoning Administrator at, or prior to, the public hearing.
For further information on the above hearing contact: James Graham, Plumas County Planning & Building Services Department (530) 283-7011. Written comments should be mailed to the Zoning Administrator, 555 Main Street, Quincy, California 95971.
